2021 Homebuyers: Middle-Aged, Married, College Educated

The average American homebuyer is 45 years old, married or partnered, college-educated and likely buying a home located in the South; 26% are age 30 to 39.

NEW YORK – The average American home buyer is 45 years old, married or partnered, college-educated and likely to purchase a home located in the South, according to Zillow’s 2021 Consumer Housing Trends Report.

About one in four homebuyers, the largest proportion at 26%, are between the ages of 30 and 39. After that, 23% of buyers are between 40 to 49 years old, and 23% are aged 60 years or older.

In general, U.S. buyers tend to be younger than homeowners who haven’t moved within the last year and older than the general renter population.

White or Caucasian individuals make up the vast majority of buyers at 73%, 40% of all buyers live in the South, followed by 23% each in the West and Midwest, which also reflects the regions with higher available inventory. Just 15% of buyers live in the Northeast.

The number of LGBTQ+ home buyers has steadily grown since Zillow started collecting the data in 2019 when 7% of buyers identified as LGBTQ+. In 2020, 9% of buyers identified as such, and as of 2021, 12% of buyers identify as LGBTQ+.

In terms of income, buyers tend to make more than the overall U.S. population. The national median household income in 2019 was $65,700, but the annual median household income for buyers is about $86,000.
